Apex Commercial Buildings Are Not All the Same Problem

The Town lists a commercial base that runs from small storefronts to very large envelopes. Apex Gateway is a 1.2 million square foot industrial and life science park at NC-751 and US-64. Its four buildings run between 135,000 and 359,000 square feet. Apex Commerce Center is a four-building life sciences project on over 121 acres between US Highway 1 and I-540.


That kind of space fails differently from a shop. Conditioned buildings hold humidity inside a controlled envelope. A failed rooftop unit or a leaking chilled water line can feed growth above a ceiling grid for weeks. Nobody sees it, because nobody goes above the grid.


The flex and office parks sit in between. Apex 64 carries two buildings totalling 154,350 square feet. Apex Ridge Industrial Park runs from 20,000 up to 163,435 square feet. Peak City Business Park off Schieffelin Road is planned for up to 250,000 square feet of office and flex space.


Then there is downtown. The older buildings around Salem Street carry decades of alterations, and their envelopes were never designed for modern conditioning. A mold problem there is usually an envelope problem, not a mechanical one.


The Thresholds That Decide an Apex Commercial Scope

The EPA recommends limited containment for mold contamination between 10 and 100 square feet.¹ That means a single layer of six-mil fire-retardant polyethylene.
